Completed on a groundbreaking one stop Architectural Design & Build Basis with the &Stenball architectural and project management team.
The client brief was to bring this tired, 1990s, office building into the 21st century in terms of aesthetics, sustainability and M&E design: focussing on its position directly onto the river towpath to the forefront and to outclass any other building 20 miles up or down stream on the Thames.
The building was divided into five different flexible tenancy parameters for the landlords, providing shower and locker facilities from space that had been released from the now-redundant plantroom space. New power supplies and power sub-station were provided.
Works included redesigning the entire central core, opening it up by removing over a hundred tons of reinforced concrete; new curtain walling and entrance atrium; redesigned walkthrough lifts; new lobbies and state of the art WCs; the incorporation of a business lounge and riverside terrace, a roof terrace and balconies overlooking the river along with the installation of over 24 EV chargers. EPC A and a highly sustainable desirable office space was the result.
Fully let to five independent tenants over the pandemic years lays testament to its desirability and success, possibly the only significant leases negotiated in Staines-upon-Thames in those times.
